What first drew us to the property was its end-of-terrace position. The side access is particularly useful for bringing bikes, prams and garden equipment through without having to take them through the house. We also liked the location, with Palmer Park close by, regular buses into Reading and the shops along Wokingham Road all within easy reach.
We could immediately see the potential in the layout. All three upstairs bedrooms are independently accessed, and we were able to add a shower room upstairs, which was fully refitted in 2022.
Over the years, we have continued to improve and maintain the property. In 2009, the original galley kitchen was extended to create the much larger kitchen you see today, with a breakfast bar for four, space for a large fridge-freezer and a separate utility area for the washing machine and tumble dryer. A generous downstairs bathroom was also added, complete with a bath and overhead shower.
The house has been decorated and maintained regularly. A new Vaillant boiler was installed in 2020 and has been serviced routinely, alongside regular gas safety and electrical checks.

The layout gives you plenty of flexibility. The front reception room could remain as a separate living space, work well as a home office or provide a 4th bedroom if needed.
The extended kitchen is a real highlight for me. It feels wider and brighter than you might expect, with enough room to cook comfortably while someone enjoys a coffee at the breakfast bar. There is also a useful recessed section within the kitchen for the laundry appliances.
Upstairs, there is 1 double bedroom and 2 generous singles, along with the added convenience of a separate shower room. The house is in good, move-in-ready condition, while still giving the next owner scope to personalise it over time.
The A329 and railway line are close by, so some background noise can be heard. How that feels will be personal to each buyer, so it is something worth assessing during the viewing.
The property is offered with no onward chain. The seller has also recently replaced the side gate and attended to the blown windowpanes.
