I am Caroline Lloyd, founder and director of Stillwater Estates, an independent estate agency bringing a thoughtful, grounded, and deeply personal approach to buying and selling homes across Sheffield, South Yorkshire, and the surrounding areas. Stillwater Estates was created for people who want clear guidance, genuine care, and an agent who understands why property matters - not just how to transact it.

I don’t just enjoy estate agency - I truly love property in all its forms. From my first childhood “Wendy house” to architecture, gardens, interiors, and understanding property as both a place to live and a long-term investment, I care deeply about how homes feel, how they flow, and how they support the lives lived within them. Whether I’m walking down a leafy street, stopping at a local café, or exploring the finer details of a neighbourhood, I understand what makes a place feel like home - its culture, its conveniences, and its rhythm - not just its square footage.

I’ve lived in Sheffield, London, and internationally, and it’s this wider experience that gives me a genuine understanding of why people move, what they’re seeking, and how priorities change when relocating beyond a familiar area. At the same time, I’m a true Yorkshire lass at heart, with a deep, lived knowledge of Sheffield and the surrounding shires - their character, communities, and quiet distinctions.

Alongside estate agency, I also offer home staging, preparing properties to show at their very best. This has given me a practical, first-hand understanding of how buyers respond when they walk through the door - what captures attention, what creates connection, and what helps people imagine themselves living there. This isn’t about decoration; it’s about understanding people, perception, and value.

I work as an estate agent in partnership with iad, one of the largest and most dynamic property networks in Europe. With over 20,000 independent agents across multiple countries and tens of thousands of listings online, iad combines local expertise with international reach and modern digital tools. This means clients benefit from strong marketing exposure and professional support, while still receiving a highly personal, one-to-one service directly from me.
